Home Inspection in Burnaby

From Metrotown high-rises to Burnaby North post-war bungalows, Burnaby mixes some of the region’s newest towers with homes now passing seventy years old. Each needs a different kind of attention.

What I pay special attention to in Burnaby homes

Condo towers: Burnaby has built thousands of new units in the last two decades. New doesn’t mean flawless — I check workmanship details, ventilation, in-suite plumbing, and window and balcony door installation, and I review what’s visible of the building envelope.

1980s–1990s wood-frame condos and townhouses: buildings from BC’s leaky-condo era deserve extra care. I look for the telltale signs of water penetration around windows, walkways, and balconies, and tell you what questions to ask the strata about past remediation.

Older detached homes: many Burnaby houses from the 1950s–70s have had suites added over the years. I check the fundamentals — roof, drainage, foundation, electrical service — plus the quality of those conversions.

Thermal imaging on every inspection

Hidden moisture is the Lower Mainland’s most expensive problem. Every Burnaby inspection includes thermal imaging at no extra cost, with your full photo report delivered within 24 hours — in English or Vietnamese.
