Surrey is where the Lower Mainland grows — thousands of townhouses and detached homes built in the last thirty years, alongside established neighbourhoods in Whalley, Guildford, and Newton. Newer construction changes what a careful inspection looks for, but it doesn’t reduce the need for one.

What I pay special attention to in Surrey homes

Townhouse complexes: Surrey’s townhome boom means many buyers are purchasing into stratas built quickly during hot markets. I focus on workmanship details, grading and drainage around units, attic ventilation, and the small installation shortcuts that show up years later as moisture problems.

Homes from 1978–1998: this window includes homes plumbed with Poly-B piping, a material insurers increasingly ask about. I identify visible Poly-B and other era-specific materials so you know before you buy, not after.

Basement suites: secondary suites are everywhere in Surrey. I check the quality of the conversion — ventilation, moisture, electrical additions, and egress — because a suite done poorly can cost more than it earns.

New construction still needs an inspection
