What is a home inspection?
A home inspection is a visual, non-invasive assessment of the condition of a home at the time of the inspection. Using the systems and normal operating controls of the house, I evaluate the major components and document their general condition, along with any deficiencies or safety concerns I observe.
What is included in the inspection?
I inspect the major systems and components of the home, including the roof, attic, insulation and ventilation, exterior walls, doors and windows, grading and drainage, foundation, plumbing systems and fixtures, electrical panels and circuits, heating and cooling systems, water heaters, built-in appliances, interior walls and ceilings, decks and balconies, garages, and smoke and carbon monoxide detectors.
What is not included?
A home inspection does not include items that are hidden or inaccessible, such as components behind walls or under floors. Specialty testing — for example mold, asbestos, pests, pools, wells, or septic systems — is not part of a standard inspection, though I can point you to the right specialist when needed.
Do I really need an inspection?
Buying a home is one of the largest purchases you will ever make. An inspection gives you a clear, independent picture of the property before you commit, so problems can be addressed up front instead of discovered after you move in.
How much does an inspection cost?
Pricing is transparent with no hidden fees. Inspections start at $399 for smaller, newer homes, and factors such as size, age, and type of the home determine the final rate. Contact me for an exact quote — it takes just a couple of minutes.
How long does an inspection take?
A thorough inspection typically takes 1.5 to 4 hours depending on the size, age, and condition of the home. A quality inspection should never be rushed.
Should I attend the inspection?
You are welcome and encouraged to attend. Many clients join near the end for a walkthrough of the findings so we can review anything of concern together in person.
When will I receive my report?
You receive your detailed digital report, complete with photos, within 24 hours of the inspection.
Can a house fail an inspection?
No. A home inspection is not a pass-or-fail municipal inspection. It is an objective report on the condition of the home to help you make an informed decision.
What if the report reveals problems?
No home is perfect — most findings are maintenance items and minor imperfections. When larger issues do come up, the report gives you the information you need to discuss next steps with your real estate agent.
Do you inspect new construction homes?
Yes. Even brand-new homes benefit from an independent set of eyes. With so many trades involved in construction, it is easy for details to be missed, and a third-party inspection helps catch them before possession.
What if I have questions after the inspection?
